What requires retention planning permission?

When a vendor goes to sell they will often find out during the sale of their property that they need to apply for retention planning permission when the buyer's solicitor requests certificates for an alteration to the property.

 

The following is a list of the types of alterations to your property when you will require retention planning permission;

 

·      Extensions – when an extension to the property materially alters the appearance of the property or is not an exempted development, then it should have received planning permission.

 

·      Attics – when an attic is added in the following cases it would require retention planning (i) when a bedroom that is to be classed as a habitable bedroom is added (ii) when a dormer to front side or rear has been added (iii) or when roof (velux) windows to the front have been added.

 

·      Granny Flats – any granny flat extension to a house will require planning permission, so it this has not been obtained it requires retention permission

 

 

·      Driveway alterations – when a driveway access has been widened or moved then in most instances this would require planning permission and if done so without it would require retention planning permission

 

·      Sheds/Out buildings – when a shed, log cabin, garden room or out building has been added that is greater than 25 sq.m., then in all instances this would require planning retention if none has been applied for
